West End Quay – reclad

The work at West End Quay comprised the removal of existing ACM cladding and its replacement at Balmoral Apartments, a 15-storey block of 188 flats. The area of works was a curved section incorporating a large, recessed balcony at each floor level. 

Broadway Malyan’s striking architectural design required the design of replacement aluminium panels with curves in two planes so as to exactly fit the existing installation.

A2O were appointed to design and install the new aluminium wall cladding to the main façade area as well as cladding replacement to the roof level and stair/lift core.

Balmoral Apartments Praed Street, is one of three blocks at West End Quay, a landmark residential development.

We can only compliment A2O on their overall performance on this project.

From design to completion, they dealt with the project in a professional and competent manner. Their in-house designers produced a detailed set of drawings. The site team kept to programme and worked with the building managers and residents to minimise inconvenience. They maintained a high level of safety on a high rise project and the client was very pleased with the high level of quality achieved.

We are currently working with A2O on another recladding project and would certainly use them again.

Challenges

Information on the existing structure was limited, with no ‘as built’ drawings available.       

The existing panels were curved both horizontally around the slab and vertically around the window heads – a challenge for fabrication of new panels.    

During the strip of the existing panels and insulation, our site team identified areas where the concrete structure was set back creating an increased void and bracket zone.                                

Construction had to take place in a ‘live’ retail and residential area.

Solutions

A2O used a full 3D scan of the building to establish datum levels and size the replacement panels.

A2O created corex templates of the existing curved panels as the building was stripped in order to ensure a good fit of the replacement panels.

To avoid programme hold-ups, A2O worked with our partner structural engineer to redesign the panel backing structure and procure the necessary additional materials to meet the programme.

The A2O team worked closely with the Buxton management team to ensure minimum disruption to the neighbours, including a bridge scaffold gantry to safely move materials to and from the building.
